Getting Here & Getting Registered
India's visa framework is consistent across all entry cities. Arriving at IGI T3 in Delhi places you closest to FRRO Delhi, the country's primary regional office for foreigner registration. Your employer and IKAN coordinate the process end-to-end from the day you accept your offer.
Visa Types
Employment Visa
For foreign nationals employed by an Indian company or the Indian branch of a multinational. Requires an employment contract showing salary of approximately USD 25,000 per year equivalent in Indian rupees. Most expats to India arrive on this visa.
Business Visa
For board attendance, establishing operations, due diligence and short pre-relocation visits to scout schools and homes. Valid up to 180 days per visit.
e-Tourist Visa
Available as 30-day (double entry), 1-year or 5-year (multiple entry) options for pre-move reconnaissance stays, ideal for school visits to AES or British School and neighbourhood exploration in Chanakyapuri, Vasant Vihar or Jor Bagh.
Dependent Visa
For accompanying spouses and children. Requires proof of relationship and the primary visa holder's employment documentation. Dependants generally cannot take up employment in India on a Dependent/Entry (X) Visa without first converting to their own Employment Visa.
Diplomatic / Official Visa
For accredited mission personnel and their dependents, issued by the Indian foreign mission abroad. Diplomatic Visas exempt from FRRO registration but require MEA accreditation in Delhi.
Nationality Rules
Pakistan, Bangladesh, China, Afghanistan, Iran, Myanmar and certain other nationalities face additional security clearance requirements and processing times of 4 to 6 weeks beyond standard. Your IKAN consultant will advise on country-specific requirements at your pre-arrival briefing.

FRRO Delhi
FRRO Deadlines are Non-Negotiable: Under the June 2026 amendment, visas carrying a registration endorsement (employment, student, dependant, medical, research and missionary visas usually do) must register within 14 days of arrival; other long-stay visa holders (over 180 days) must register before completing 180 days in India. When in doubt, treat 14 days as your deadline. Non-registration attracts financial penalties and can escalate to criminal penalties (up to 3 years' imprisonment and/or a ₹3 lakh fine). Do not prioritise property hunting or school visits over FRRO registration. IKAN coordinates the FRRO registration on your arrival, before everything else.

FRRO Registration · Within 14 Days
Complete the e-FRRO online application first at indianfrro.gov.in. Employment, student and dependant visas carry a registration endorsement, so the deadline is 14 days from arrival; other long-stay visas have until day 180, and when in doubt treat 14 days as yours. Bring passport, visa, rental agreement, and passport photos. IKAN helps negotiate and prepare your Leave & License to ensure FRRO compliance.

Indian SIM
Bring passport and visa to any Jio or Airtel store, both offer eSIM in Delhi. Airtel's network is stronger in Lutyens and Chanakyapuri; Jio is better value for data. Activation takes 4 to 24 hours. A local number is required for OTPs on your PAN, bank and UPI applications, so set it up before the next steps.

PAN Card Application
Apply via the NSDL portal immediately after arrival. Required for banking, investments, and tax compliance. Takes 10-15 working days. Aadhaar is not required for foreign nationals, PAN is sufficient.

Resident Savings Account
Open a resident savings account at HDFC, HSBC, or Axis Bank. Bring passport, visa, FRRO acknowledgment, PAN, employer letter, and rental agreement. Takes 3-5 working days. Essential for salary, UPI, and all local transactions.

- Security deposit: 2 to 3 months rent for builder floors; up to 6 months in Lutyens private bungalows (negotiable)
- Leave & License duration: 24 / 36-month Leave & License agreements are standard in Delhi, renewable with 5-10% annual escalation. Leave & License tenures longer than 1 year must be registered at the Sub-Registrar's Office in Delhi.
- Real estate agent fee: Equivalent to one month's rent, payable at the time of Leave & License signing.
- Lock-in period: 6 to 12 months (negotiable). Neither the Lessee nor the Lessor may terminate or break the contract during the lock-in period.
- Furnishing: Most expat-grade apartments are semi-furnished (wardrobes, AC, kitchen, appliances). Fully furnished options are rare and come at a premium.
- Independent floors: Floor-wise units (Ground/1st/2nd/3rd) in a four-storey house, Delhi's signature format
- Documentation: Passport, Visa and PAN. IKAN helps negotiate and prepare your Leave & License.
- Tax Withholding Compliance: Under Section 194-IB, a tenant must deduct TDS at 2% (reduced from 5% with effect from 1 October 2024) where the monthly rent exceeds ₹50,000. If the landlord is a non-resident, Section 195 applies instead (typically at a higher rate). Consult a tax professional.

India's annual parade rolls down Kartavya Path (formerly Rajpath) from Rashtrapati Bhavan to India Gate, with foreign heads of state often as Chief Guest. Delhi Hindi · A Punjabi-Urdu Inflection
Delhi speaks Hindi, Punjabi, Urdu and English, often inside the same sentence. The city's Hindi is direct, expressive, and visibly Punjabi-inflected since Partition. Adding "ji" to anyone's name or title is the single fastest courtesy you can show. Even basic phrases earn immediate goodwill from drivers, shopkeepers, building staff and Society neighbours.

About Your Airport
Indira Gandhi International Airport (DEL), T3 is among the world's largest single-terminal buildings and consistently ranks in the Skytrax global top 50. Distance to Chanakyapuri: 12 km / 25 to 45 min. The Airport Express Metro (Orange Line) is the fastest option from the city to T3, 22 minutes from New Delhi Station for ₹60. Pre-immigration fast-track is available for Business Class on most major carriers. Arrive 3 hours early for international departures, CISF security is thorough. Mahipalpur road traffic can gridlock during peak, the Metro avoids this entirely.

Getting Around Delhi
Delhi has the largest urban rail network in India, 10 colour-coded metro lines plus the Airport Express spanning 393 km. The metro is clean, air-conditioned, English-signed and the single most efficient way to move during peak hours. Most expat households nonetheless retain a chauffeured car for embassy events, school runs and Old Delhi heritage visits where parking is impossible.

Getting Around Day-to-Day
Delhi Metro
Fastest way to move at peak hours. Smart card or DMRC app QR. ₹10-₹60 per trip. Air-conditioned, women-only coach at front. Operates ~6am-11pm.
Chauffeured Car
Standard for senior expat households. Monthly chauffeured car arrangements. IKAN recommends that a car with a driver be hired for the most seamless transport solution. IKAN provides these transport solutions with well-maintained cars along with English-speaking drivers familiar with the Delhi routes.
Uber / Ola
Both work well in Delhi. Premium tiers (Uber XL, Ola Prime SUV) preferred for embassy events. Surge pricing during rain, smog days, and Diwali week.
Auto-Rickshaws
Use auto-rickshaws through ride-hailing apps such as Uber, Rapido, etc. Refuse non-metered rides. Rapido Bike for solo commutes during peak traffic.
Peak Hours Reality: Delhi peak traffic (8.30-11.30am, 5.30-9.30pm) adds 30 to 90 minutes to any road journey. NH-48 (airport corridor), Outer Ring Road (AIIMS bottleneck) and Mathura Road / Bhairon Marg are the worst-affected. Schedule important meetings outside peak windows, or use the Metro. During Oct to Feb smog days, the Metro is also visibly cleaner air than any car commute.

Delhi's Four Seasons
Delhi has a genuine continental climate, extreme summer heat, a brief but real monsoon, and crisp winter mornings. The single climate adjustment that catches new expats off-guard is not the temperature but the air quality. October to February brings AQI levels that change daily routines, outdoor exercise, school sport, and even sleeping with the window open become decisions, not defaults.

Delhi's monsoon is far less intense than Mumbai's, roughly 600-800mm total across three months, often arriving in dramatic afternoon bursts. The relief from heat is welcome; the brief greening of the city and the freshness of evenings are some of Delhi's most beautiful moments. Localised waterlogging on Ring Road and ITO is common.

Things Delhi Won't Tell You
Delhi rewards preparation. These are the realities every incoming expat deserves to know before signing anything or forming firm expectations. We are honest, especially about the air.
Air Pollution · The #1 Issue
From October to February Delhi's AQI runs 200-500 (Hazardous / Severe), driven by stubble burning in neighbouring states, winter temperature inversions and vehicle emissions. Schools close outdoor sport, GRAP Stage III-IV bans construction and curbs vehicles, and respiratory symptoms are common even among the previously healthy. HEPA air purifiers in every bedroom are basic equipment, not luxury. Negotiate them into your relocation package.
Summer Extremes
May and June reliably touch 45°C+ with dust storms (loo wind). Outdoor activity is restricted to dawn or post-sunset. Plan your first summer arrival with the knowledge that the heat will dictate your schedule for two months. AC failure during the worst week of May is a genuine household crisis, ensure servicing is complete by end-March.
Aggressive Driving Culture
Delhi's driving culture is genuinely more aggressive than other Indian metros. Horn use is constant, lane discipline is loose, and accidents are commonplace. Most expats keep a full-time chauffeur for the first 12 months, it is a quality-of-life and safety decision, not a luxury.
AES & British School Waitlists
The American Embassy School strongly prioritises diplomatic-passport families and admissions teams operate 6 to 12 month cycles. The British School has similar waitlists. Apply before your move is finalised, not after arrival.
Water Quality
Delhi's tap water has high TDS, occasional contamination, and is not safe to drink directly. RO + UV filtration is mandatory in every household. Bottled water for guests at minimum. Set up filtered piped water before your move-in if possible. IKAN guides you through reliable water-treatment vendors.
Bungalow Maintenance Surprises
Older bungalows in Lutyens Delhi may have ageing electrical wiring and weaker plumbing infrastructure. It is therefore important to always check the building's generator (DG set) capacity, inverter backup, and water tank arrangements before signing the Leave & License. IKAN's property advisors specifically review and flag such points during the pre-move inspection process.
Leave & License Negotiation
Delhi landlords, especially in Lutyens and Jor Bagh, are experienced negotiators with very specific expectations. Verbal agreements carry little value in the Leave & License discussions, a token amount may need to be paid in order to block or reserve the apartment. IKAN's legal team reviews all Leave & License agreements as standard. Never transfer a security deposit without a signed Leave & License in hand.
Diwali & Karva Chauth Traffic
In the week before Diwali and on Karva Chauth, south Delhi gridlocks completely. Markets, gift exchanges, and shopping concentrate traffic in unmanageable volumes. Schedule no important meetings during these windows; work from home if possible. Air quality also peaks at its worst during Diwali week.

Your First 30 Days in Delhi
The first month sets the tone. Complete these steps in order, IKAN coordinates the time-sensitive items so nothing falls through the cracks.

FRRO Registration · Within 14 Days
IKAN coordinates your FRRO registration within your legal window: 14 days from arrival on visas carrying a registration endorsement (employment and dependant visas usually do), and before day 180 on other long-stay visas. Complete e-FRRO online application at indianfrro.gov.in first. Bring passport, visa, rental agreement, and passport photos. This is the highest-priority item, do not let it slip behind property searches or school visits.

Indian SIM
Bring passport and visa to any Jio or Airtel store. Both offer eSIM in Delhi. Airtel's network is stronger in Lutyens and Chanakyapuri; Jio is better value for data. Both offer international roaming add-ons. SIM activation takes 4 to 24 hours, register as soon as possible after landing.

PAN Card Application
Apply via the NSDL portal (tin-nsdl.com) immediately after FRRO registration. Required for banking, investments, salary credits, and tax compliance. Takes 10-15 working days. Aadhaar is not required for foreign nationals, PAN alone is your financial identity in India.

Resident Savings Account
Open a resident savings account at HDFC, HSBC, or Axis Bank. Bring passport, visa, FRRO acknowledgment, PAN, employer letter, and rental agreement. Takes 3-5 working days. Essential for salary, UPI, and all local transactions. HSBC has an international client desk in Khan Market with dedicated relationship managers for expat accounts.
