Where families live

In Delhi, expats live close together. Almost every diplomat, international agency officer and senior corporate expat lives in a triangle formed by Chanakyapuri, Vasant Vihar and the Lutyens area around Lodhi Gardens. The right choice depends on where your embassy or office is, your children's school, and how much Delhi traffic you can bear outside peak hours.

The map of Delhi loads here.

Delhi Housing at a Glance
  • Preferred South Delhi locations include Chanakyapuri, Vasant Vihar, Shanti Niketan, Westend and Anand Niketan.
  • Predominantly low-rise independent housing, generally up to 4 floors.
  • Larger plot sizes and comparatively spacious layouts in premium localities.
  • Most properties are independent builder floors rather than gated apartment communities.
  • Limited availability of modern gated societies with extensive amenities compared to Gurugram.
  • Better proximity to central Delhi offices, embassies and international schools in certain locations.

Best forDiplomats, UN/World Bank/ADB staff, embassy-adjacent corporate
Home to nearly all of Delhi's 190+ foreign missions, the American Embassy School and The British School. Anchored by Shantipath, Niti Marg and Kautilya Marg, this is the primary postcode for diplomatic, multilateral and embassy-adjacent corporate expats. Private rentals are rare, most homes are mission property, but when available command serious premiums.

Premium Corporate Residential

₹2.0L to 3.5L a month12 to 20 min to Aerocity

Best forSenior corporate expats, families, consulting and tech leadership
The most popular alternative to Chanakyapuri for senior corporate expats. Vasant Vihar's leafy D-Block and E-Block plots sit alongside Shanti Niketan and Westend, a cluster of prime, largely gated, ultra-premium residential pockets with large independent floors. Close to Vasant Square, Priya Market and the airport (12 km / 25 min), with a strong community of returning NRIs (Indians coming home from abroad) and consulting leaders. The British School's main campus is here.

Heritage Premium

₹3L to 6L a month

Best forHeritage-loving expats, policy and cultural-sector families
Jor Bagh and the adjacent Golf Links sit directly beside Lodhi Gardens, with India Habitat Centre and India International Centre minutes away, the cultural and policy heart of Delhi. Sundar Nagar offers a similar feel with antique shops and the National Zoological Park. Among India's most expensive postcodes per square foot, and worth it for the immediate access to Delhi's most beautiful 90 acres of parkland.

Defence Colony
Established South Delhi

₹1.8L to 3L a month

Best forMid-senior corporate, journalists, established expat couples
South of Lodhi Gardens, Defence Colony is a mature, tree-lined enclave originally allotted to retired armed-forces officers. Its market is one of Delhi's finest dining destinations (Olive, Fio, Swagath). Builder floors are well-finished, three-bedroom independent units. Close to AIIMS and Max Saket. A favourite among senior corporate expats and journalists.

Hauz Khas Enclave
Historic & Bohemian

₹1.5L to 2.5L a month

Best forYounger professionals, design / media / tech expats, single corporates
Built around a 14th-century reservoir and the ruins of Hauz Khas Village, this enclave attracts younger expats drawn by HKV's restaurants, design studios, and proximity to IIT Delhi. The Deer Park and Outer Ring Road access make it a strong second-tier choice for those preferring a livelier, more independent neighbourhood than the diplomatic belt.

A tip: For families, the school run matters more than anything else when choosing a Delhi neighbourhood. The American Embassy School and The British School are both in Chanakyapuri, so live close to them. For corporate expats whose offices are in Aerocity, Gurugram, CP or Saket, factor the Outer Ring Road traffic into your decision. IKAN arranges property viewings within 48 hours of your arrival, and virtual tours before you arrive.

02Housing Market

What rent costs in 2026

Delhi rents are built around bungalows. In expat areas, independent floors and standalone houses are far more common than apartment towers. Premium addresses (Chanakyapuri, Lutyens, Shanti Niketan, Westend, Vasant Vihar, Jor Bagh) charge Mumbai-level rents. Hauz Khas, Defence Colony and GK give you more space for your money and are still clearly premium.

Rental Rules
Key Market Practices
  • Security deposit: 2 to 3 months rent for builder floors; up to 6 months in Lutyens private bungalows (negotiable)
  • Lease length: 24 / 36-month Leave & License agreements (the standard Indian lease) are the norm in Delhi, renewable with 5-10% annual escalation. Any lease longer than 1 year must be registered at the Sub-Registrar's Office in Delhi.
  • Real estate agent fee: Equivalent to one month's rent, payable at the time of Leave & License signing.
  • Lock-in period: 6 to 12 months (negotiable). Neither the Lessee nor the Lessor may terminate or break the contract during the lock-in period.
  • Furnishing: Most expat-grade apartments are semi-furnished (wardrobes, AC, kitchen, appliances). Fully furnished options are rare and come at a premium.
  • Independent floors: Floor-wise units (Ground/1st/2nd/3rd) in a four-storey house, Delhi's signature format
  • Documentation: Passport, Visa and PAN. IKAN helps negotiate and prepare your Leave & License.
  • Tax Withholding Compliance: Under Section 194-IB, a tenant must deduct TDS at 2% (reduced from 5% with effect from 1 October 2024) where the monthly rent exceeds ₹50,000. If the landlord is a non-resident, Section 195 applies instead (typically at a higher rate). Consult a tax professional.
2026 Market Trends
Market Intelligence
  • South Delhi appreciation: 12-18% across Vasant Vihar, Shanti Niketan, Westend, GK and Defence Colony over 24 months
  • Lutyens private market: Stable but extremely tight, fewer than 200 LBZ bungalows are privately rentable at any time
  • Metro Phase 4 effect: Properties along the upcoming Golden Line (Aerocity-Tughlakabad) seeing 8-12% premium creep
  • Builder floor refresh: Older floors getting full renovations to compete with new-build supply
  • New premium supply: DLF The Camellias and One Midtown (Moti Nagar), plus Max Estates 360 in Noida, are setting a new luxury benchmark and pulling NRI buyers away from Gurugram's ageing stock
  • Corporate-lease demand: Multinationals re-entering India are signing 3-year company leases in Vasant Vihar and Anand Niketan, tightening the expat-grade floor supply and pushing rents up 8-10% year-on-year
  • Rental yields: South Delhi builder floors yield a modest 2.5-3% gross, buyers here are betting on capital appreciation, not income; Dwarka and Noida deliver a stronger 3.5-4%
  • Best value segment: Saket, Hauz Khas and Greater Kailash-2 offer the strongest value-to-prestige ratio, central, Yellow/Magenta-line connected, and 20-30% cheaper than Vasant Vihar for comparable space
  • Negotiation leverage: Tenants hold the upper hand on ready-to-move floors that have sat vacant past peak (April to June) leasing season; expect 5-8% off the asking rent and a free month on a 24-month Leave & License
